My husband Albert Alvarez and I have been in real estate for a combined 26 years selling Charlotte and the surrounding areas including Union County. The 55 plus or active adult community I'm talking about is called Esplanade of Northgate by Taylor Morrison which began construction in 2021 with plans to build 194 single-family homes. The builder currently offers seven floor plans each with three to five elevations or exteriors. First is the base price of a home. Each floor plan has different starting price. The second component is the lot premium. That can vary for example whether the lot is on a corner, backing up to natural areas, backing up to a neighbor's backyard or if the home site is very private. The third component to the all-in price are the structural options such as adding a screen porch, extending the patio, tray ceilings, transom windows or other things that the builder's rep will ask if you're interested in when you are signing the contract. And the last component are any upgrades you pick out at the design studio. Everything adds up so be very mindful to carefully pick the options that you really need.
